We had a tremendous year in 2014, and it was thanks to all of you. We saw great appreciation and a real seller's market in the spring, summer, and fall. We have tremendous clients and past clients who have helped us tremendously by referring us to their family and friends. Thanks to all of you, we can say we had a very successful year and are looking forward to another one in 2015. 

 
One thing we are excited about in 2015 is real estate investments. Homes are more affordable than ever, and a lot of people are starting to realize that real estate is a very smart investment. 250 consecutive years of home appreciation tells us just that.

Every year, Spring brings forth new transitions in all aspects of life. The real estate market is no exception. We currently find ourselves in a transition from a favorable sellers market to a buyers market.

For the last few months, we have been seeing a lot of buyers, but have had very low inventory. That's good for sellers because with limited options, there is more competition for their homes, which causes them to fetch higher prices. This low supply with high demand saw prices increase and we have seen some good appreciation in home values over the last few months.

Right now, inventory is stacking up. Last month, the number of listings rose by 17% from last year with active listings increasing by 40%. When evaluating the housing market, we look at it in hindsight, but when predicting the future of the market, taking these recaps into account often leads to an accurate prediction. I foresee that in the next 12-16 months we will see inventory steadily rise with the number of buyers reducing, turning this sellers market into a buyers market. If you are looking to sell now, act quickly and be competitive as possible on price so you can beat out the growing competition. One thing we have been seeing as Realtors is price reduction e-mails on homes which we haven't seen in the last 8 months. This is a great sign for those of you looking to buy in the near future.

Market Watch for Northern Virginia in 2014


We're going to take a look at what's happening in the Northern Virginia housing market, which will include these areas: Alexandria, Fairfax, Falls Church City, Loudoun County, Manassas Park County, Arlington, Fauquier County, Manasass City, and Prince William County.
  • As of March, the US has recovered all of the jobs that were lost in the recession. Over the past 12 months, the U.S. has gained 2.2 million jobs lead by growth in professional services, hospitality, and health and education services.
    • At 6.7%, the unemployment rate has been unchanged since February.
  • Activity in the national housing market remains sluggish. Existing home sales, new home sales, and housing starts were below their levels from one year ago. Winter weather certainly played a role, but rising prices and interest rates may improve sales in the next few months.
  • In Northern Virginia buyer activity remained low in March, and there were 11% less closed sales in this month than compared to last year.
    • New pending contracts also decreased by 6% from last March.
    • However, the number of homes for sale continues to rise. There are 34% more listings this March, and we sit at 6,046 total listings in total. Even with this increase, inventory still remains tight and well below its peak in 2007.
    • New Listings continue to increase the current inventory, and we experienced a gain of 8% in new listings from last year.
    • Median home price has remained steady at $400,000 dollars.
    • The average days on market is at 17 days, which is 4 more than last year, but we are still below the 5 year average of 25 days on market.
In March both closed sales and pending contracts decreased. Seller activity continues to increase but inventory remains tight. The median sale price is unchanged but remains strong partly due to the limited inventory. We expect a lot of increased activity as the weather warms, and this will be affecting the Northern Virginia markets this spring and summer.

I once heard a saying that went, "You never get a second chance to make a good first impression." As I was driving around Ashburn today I noticed that there was not a lot of life. The trees were bare, and the yards were empty. With the spring market quickly approaching, now is the time to think about first impressions.

In our technologically-driven age I'm guessing that when people come to see your home in a showing, they've already toured it virtually dozens and dozens of times. Because of this, you're going to have to make your home stand out straight from the get-go.

One way to get ahead of your competition is to spruce up your yard this spring. Cut the grass, plant some flowers, repaint some shutters or siding if necessary. Make your home look beautiful, and think critically about its curb appeal while you are transforming it.

The next step in this process would be to take a picture of your newly manicured property and post it on a real estate site. This will help to make it stand out to the other pictures of properties, which are probably photos from the fall or winter. Your picture will contrast with these and make a potential buyer want to know more about your property.

Of course, be sure to maintain the condition of your home all spring and summer to make sure that potential buyers see the same home that you advertised online. The benefit to taking this updated and more colorful picture of your home is that you can save it so that when you sell in the future, you can just reuse it without any hassle.

Today I wanted to recap for you what happened in 2013, and why that makes me so hopeful about 2014.
  • The amount of money spent on real estate jumped by 21%
  • The total number of homes sold increased by 13%
  • The average sales price rose by 7%
With all this momentum driving the market in the first quarter of 2014, it looks to be a promising year as interest rates are still down. In fact, these interest rates are some of the lowest seen in nearly 200 years! To add to this news, inventory is also extremely low. A few of my clients have put their homes on the market and have managed to sell them even in these winter months.
  • If you want to sell, now is a great time because inventory is so low and demand is so high that market competition should not be much of an obstacle for you.
  • If you want to buy, it's also a good time to enter the market. Interest rates are at historic lows, but they are expected to rise, so the sooner you can buy, the better off you will find yourself.
