Thank you for responding to my last video and submitting questions! I got a lot of great questions, and today I'll be answering one.

The question was whether or not you need to use a real estate agent when you buy new construction. This is a good question, and I have some thoughts on this topic.
  • The sales person for the new construction only represents the builder, so they will not be looking out for your best interests. This sales person is usually not a licensed Realtor, so they don't adhere to the code of ethics that we do.
  • Realtors have knowledge and expertise for a given area, so we know how to play ball with builders. We know how to negotiate terms to give you the best home that we can.
  • A Realtor is also there to help you make better decisions on how to buy a home and what to buy in a home. We're not only thinking of this purchase, we're also thinking about how easy or difficult it might be to turn around and sell the home again.
Another reason to use a Realtor in this situation is because it's free. If you're lucky, they may even buy you lunch!
